September 2014 was another excellent month for sales on the Sunshine Coast. Land for sale went up and detached homes jumped while attached homes took a dip.
Detached Home Sales
Residential detached sales dollar volume for the month of September came in at $28,145,000 which is up 50% over last year at $18,661,000!
Unit sales follow closely with 65 sales this past month over 41 sales last year. The average price of a detached home on the Sunshine Coast dropped 4% last month to $434,000.
Year to date totals went up again with total dollar volume in 2014 equaling $191,664,000. This is an increase of 18% over last year’s 162,016,000! Year to date unit sales so far this year equal 441. This is up 20% over last year’s 365.
Total available inventory stands at 712 listings which is unchanged from last year.
Attached Home Sales
Attached sales saw slight downswing in dollar volume and unit sales.
Sales dollar volume for last month equaled $1,436,000 compared to last year’s $1,791,000 for a drop of 20%.
Unit sales were down 50% with only 4 selling in September compared to last year’s 8 sales in the same month. The average attached unit price is $291,000. This is down a minimal 1.5% over last year’s $295,000.
Year to date was rosy with total dollar volume up 19% to $25,200,000. Last year total dollar volume reached $20,500,000 for the same time. Year to date unit sales are also up 23% to 85 from last year’s 69.
Total available inventory stands at 195 units.
Land for Sale
Land for sale was a bright spot this September.
Dollar volume went up a whopping 68% over last year due to the sale of Block 7 Gower Point, a 46 acre portion of Gospel Rock which sold for 3.3 million dollars.
Unit sales gained 20% with 10 sold versus last year’s 8.
Year to date stats went up 3% over last year with a total dollar volume of $15,189,000. Year to date unit sales are 52 compared to 48 last year.
Overall, this was the busiest Septembers in recent memory!
Buyer confidence surged, prices were realistic and interest rates remained low. Buyers found good deals and Seller’s hard work (staging and pricing their property right) paid off!
All this bodes well for the fall market!
