Summertime Slowdown on the Sunshine Coast

Real estate market update for June 2017 on the Sunshine Coast BC

It’s the usual summertime slowdown on the Sunshine Coast. The real estate market for June 2017 takes a little dip month over month but continues to trend in the positive compared to 2016.

 

HPI (Housing Price Index) went up 20% over June last year to $557,200. Total dollar volume for June is up 9.6% compared to June last year across the Sunshine Coast to $73,079,517.

 

Unit sales are down 11% with 111 homes and property sold, while the average price of all property is up 24% to $658,374 and a sales success ratio is holding steady at 32%, a seller’s market.

 

The housing market continues to be competitive for home buyers with 345 total available homes for sale and 138 newly listed properties.

 

Detached Home Sales

 

The average price of a detached home fell 7% over May to $707,169.

Total sales volume remained steady $62,230,917 with 88 homes sold.

 

Inventory levels are up slightly to 299 units with 120 newly listed detached homes for sale.

Sales success ratio was 29% continuing in a seller’s market.

 

Townhome and Condo Sales

 

Townhome and condo market is hot even though sales are down slightly.

The average unit price dipped to $449,482 and the sales volume totaled $9,787,700 with 22 units sold and 36 homes for sale.

The condo and townhome market is planted in the seller’s hands at 61% sales success ratio.

 

Land

 

The average price per property was $321,725 down 35% over last month. Total sales volume of $6,434,500 and 20 units sold.

 

Total active listings were 243 with 37 new listings on the market for the month of June.

Sales success ratio held at 8%, still a buyer’s market.
