Legendary Real Estate Market On The Sunshine Coast Continues To Rise

Legendary real estate market activity on the Sunshine Coast continued to rise despite a dip in monthly activity for June 2016. Residential property sales moved at a record pace with sales totaling 127.

The ceaseless climb of sales activity was confirmed with a total dollar volume of $67,496,172 up 27.5% and a sales success ratio of 36%. The average price of a residential property was $531,466.

Inventory levels dropped yet again to 354 total properties for sale, down 53.1%. New homes listed for sale totaled 147 and the average days on market were 54.

Detached Home Sales

Detached home sales dollar volume for the month of June 2016 on the Sunshine Coast sank 30% to $60,815,664 from last month. Similarly, unit sales dropped to just 105 sales.

The average price of a detached home fell 3% to $579,196 since last month.

The number of homes for sale remained the same with 280 units along with 105 homes sold for a sales success ratio of 38% in June 2016.

Year-to-date sales for 2016 totalled $363,402,073 in the detached market with 622 detached homes sold.

Condo, Townhome and Apartment Home Sales

In June 2016, condos, townhomes and apartments sales totaled $6,680,508 9,457,670 on the Sunshine Coast, a decrease of 30% to 22 unit sold. The number of active attached homes for sale dipped slightly to 67 units with a sale success ratio of 33%.

The good news was the average price of an apartment, condo and townhome went up 8% on the Sunshine Coast BC to $308,560 compared to last month.

Year-to-date sales volume increased 52% to $37,242,738 while unit sales of 130 matched with a rise of 53% over the same period last year.

Land Only Sales

Sales for the Sunshine Coast land only real estate market for the month of June 2016 almost halved at 40% to $9,733,550 along with unit sales of only 41 compared to last month.

The bright spot being the average price of bare land property on the Sunshine Coast BC rose 11% to $ 237,403 over last month and the sales-success ratio skyrocketed to 51%.

Year-to-date sales jumped 22% the same period last year to $54,085,850 with a total of 246 units sold.


The past two years have shown a consistent increase in real estate activity on the Sunshine Coast peppered with the cyclical dips of seasonal action.
