Detached home sales lead the Sunshine Coast real estate market

Sunshine Coast Home Sales Statistics for November 2025

The detached real estate market has enjoying some modest gains this past month giving a boost to the Year To Date sales success.  The condo and townhome, and bare land markets have hobbled along with much room for improvement!  Let’s see how it breaks out:

Detached Home Sales were up in dollar volume by 28% to $45,213,000 and unit sales by 25% to 39 homes sold in November.  Our total inventory is up 4% to 376 available, detached homes, on the Sunshine Coast.  This means our sales success ratio (the amount of sales versus the available inventory) is just over 10% which leaves us in balanced market territory.  

Year to date we are up 4% in dollar volume to $482,350,000 and up 6% in unit sales to 455 homes sold this year.  

The average price for a fully detached home last month was $1,159,000 while the median price (the home that sold in the middle) was $1,010,000.

Condo and Town Home Sales were up in dollar volume by 12% to $5,155,000 and down in unit sales by 12% to 8 homes sold…Our total inventory is up 14% to 84 available homes.  This means our sales success ratio is just under 10% putting this segment of the market in buyer market territory.  

Year to date we’re are down 14% in dollar volume to $58,250,000 and down in unit sales by 15% to 90 homes sold this year.  

The average cost of a condo or town home last month was $636,000 while the median price was $575,000.

Bareland sales were up 189% in dollar volume to $2,750,000 and up in unit sales by 150% J to 5 sales last month.  The inventory in this segment rose 14% to 145 available, bareland, properties.  This means our sales success ratio is 3.5%.

Year to date were down 44% in dollar volume to $15,400,000 and unit sales are down 43% to 30 lots sold so far in 2025.  

The average price for a lot sale last month was $550,000 and the median was the same.

All in all, the detached market continues to lead with increases over last year and previous months.  The condo and townhome market requires sellers to be “show” ready.  Land only requires a sharp price and patience.  Buyers should be certain of their ability to finance/purchase and be ready to see a mix of properties from priced well, to “a little too high”.
