Detached home segment leads the way in slower summer market
Sunshine Coast Sales Statistics for June 2025
We are seeing steady action in the detached home segment of the market while the condo/townhomes and land only segments are bearing the brunt of this slow down. Lets see how it breaks out:
Fully detached sales were up 24% in dollar volume to $50,775,000 and unit sales are up 28% to 45 homes sold in June. Our inventory increased by 11% to 533 homes for sale. This means our sales success ratio (the amount of sales versus the available inventory) is 8%. Statistically, this is a buyer’s market.
Year to date we are up 2% in dollar volume to $250,000,000 and 5% in unit sales to 236 homes sold in 2025 so far.
The average price for a house last month was $1,162,000 while the median price (the home that sold in the middle) was $1,050,000.
Condo and Townhome sales had an interesting month. I noticed there were some negative numbers for dollar volume but that we had actually made 9 sales last month. I called the Greater Vancouver Realtor tech line and was told that 7 sales had collapsed the month before (7 of 9 firm deals!) and the only way to make the year end numbers jive moving forward was to remove 7 sales from this month’s stats. So, no monthly for the attached home segment.
Year to date we are down 19.5% in dollar volume to $30,000,000 and unit sales are down 21% to 45 homes sold in 2025 so far.
There are presently 103 available condo’s or town homes for sale today.
Land only sales are down 50% in dollar volume to $785,000 and down 25% in unit sales to 3 land only properties sold last month. Our available inventory has increased by 5% to 152 available properties.
Year to date we are down 73% in dollar volume to $4,500,000 and down 58% in unit sales to 13 bareland properties sold in 2025 so far.
While these kinds of numbers are not unusual for our land only market I am quite surprised at the complete lack of attached home sales last month. That is a strange occurrence indeed. Nonetheless, the basics remain the same for sellers. Make sure deferred maintenance is completed and tighten your price to what your circumstance will allow. Buyers, this is a great time to get a deal on a condo, town home, or bareland property. For those with some cash and a medium to long term vision, these kinds of markets don’t come ‘round very often.
