It’s spring! Time to tackle that overdue home maintenance
Although Jon and I, and many of our colleagues, seem to be seeing a real bump in real estate action this past month, the statistics “beg to differ.” Let’s see how February’s stats break out:
Fully Detached Sales are down 38% to $24,700,000 in dollar volume and unit sales are down 35% to 25 homes sold in February. Our available inventory has risen 12% to 289 available units. This means our sales success ratio (the amount of sales versus the available inventory) is approximately 8.5% putting us in a buyer’s market.
Year to date is very close with dollar volume down 40% to $39,350,000 and unit sales down 38% to 42 homes sold in 2026 so far.
The average price for a home last month is down 3% to $990,000 while the median price, the home that sold in the middle, was $825,000 (a waterfront sale for $3,200,000 is skewing the average sale price).
Condos and Town Home Sales are down 22% to $3,647,000 in dollar volume and down 33% in unit sales to 6 homes sold. Our available inventory has fallen slightly by 2% to 69 available homes. This means our sales success ratio is 8.5% leaving this segment of the market in buyer’s hands.
Year to date we are up 2% in dollar volume to $6,000,000 and unit sales are up 7% to 14 homes sold in 2026 so far.
The average price of a condo or town home last month was pretty much even with last month at $585,000 while the median price was $545,000.
Land only sales due to a large, waterfront acreage sale, are up in dollar volume by 577% to $2,150,000 and even for unit sales at 2 land only properties sold. Our available inventory is up 20% to 131 lots.
Year to date we are up 162% in dollar volume to $3,050,000 and up 25% in unit sales to 5 lots sold in 2026 so far.
The market is seemingly bereft of buyers this month….despite the statistics, Jon and I see a lot of buyers out there who’ve yet to feel comfortable taking the plunge. The well priced listings are, in some cases, achieving multiple offers yet still not achieving asking price.
For sellers, make sure your home is ready for market. Repair any deferred maintenance items, plant the spring bulbs and do the home and property clean up. Then, price your property lower than you think for a shorter term success in sale. If you have more time then you can ask a bit more, generally, but that can be a risky game.
Buyers, make sure you are preapproved so your lender only needs to appraise the home you are offering on. Make sure you are on the same page as any other stake holders (your spouse, partner, extended family etc) so you have a clear idea of what you want and what you can spend.
