Sunshine Coast Sales Statistics for June 2026
June was a very solid month for real estate sales on the Sunshine Coast of BC. The detached, condo and townhome segments were up sharply while bare land was down. Let’s see how it breaks out:
Fully Detached sales were up in dollar volume by 39% to $70,100,000 and unit sales were up 17% to 53 homes sold in June. Available inventory is down 5% to 505 available homes (approximately 10 months’ supply). This means the sales success ratio (the amount of sales versus the available inventory) is 10% making this segment of the market balanced.
Year to date we are down in dollar volume by 13% to $215,500,000 and down 13% in unit sales to 204 homes sold so far in 2026.
The average price for a home in June was $1,337,000 while the median price, the home that sold in the middle, was $940,000.
Condo and Town Home sales were up in dollar volume by 700% to $4,100,000!!and unit sales were up 300% to 6 homes sold. Our available inventory is down 19% to 87 available homes. This means our sales success ratio is 7% which maintains in this segment of the market as a buyer’s market.
Year to date we are down slightly in dollar volume by 4% to $28,800,000 and unit sales are up by 2% to 46 condos or town homes sold in 2026.
The average price of a home last month was $700,000 while the median price was $649,000.
Land only sales were down in dollar volume by 33% to $525,000 and unit sales are down by 66% to 1 bare land property sold. Our available inventory is up 2% to 156 properties.
Year to date we are up 214% in dollar volume to $14,200,000 and up 61% in unit sales to 21 lots sold. It was an especially tough month for land only sellers.
This month’s analysis shows the market starting to brighten up. Jon and I are finding that folks who buy homes right now are mostly end users and tend toward specific, personal, criteria for a purchase. There is a lot of pressure on the sub $800,000 market with buyers, who previously thought they may never be able to enter the market, now seeing opportunity.
Sellers, you have to love your buyer and meet them where they’re at. Trying to attain the sale price your neighbour achieved 2 years ago is a very unlikely scenario. If you price at the top end of your home’s estimated value range, then be prepared to be on market for quite awhile. If you have pressure to sell sooner then lead the market with a “lower than you think” price.
