Spring market snapshot: Fewer sales, lower prices and a hint of recovery
Sunshine Coast Real Estate Sales Statistics for April 2026
As one might expect we continue to see a marked decline in sales activity here on the Coast. The macro situation is very unstable with the US/Iran war, the US Petrodollar as a global settlement currency loosing traction, and Europe decoupling from the American economy (and Canada too….as much as is possible anyway). All of these factors bring a heightened sense of volatility that makes it difficult for some to pull the trigger on a purchase of real estate they might have otherwise made under different circumstances. We are also seeing up surges in the stock markets (someone is making money!) which is counter intuitive but occurring nonetheless. Over the past two weeks Jon and I have noticed a big uptick in purchasing activity and pending offers. Let’s see how it breaks out from a stats POV for last month:
Fully Detached Sales for the month of April were down by 16% in dollar volume to $37,850,000 and down only 4% in unit sales to 39 homes sold (compared to last year at this time). We can see in this particular relationship that prices have come down significantly. Our inventory is down 5% to 431 available homes. This means our sales success ratio (the amount of sales versus the available inventory) is 9%. Generally a sales success ratio below 10% signals a buyers market, 10 – 14% is balanced and above that is a seller’s market.
Year to date we are down 27% in dollar volume to $107,000,000 and unit sales are down 19% to 113 homes sold this year so far.
The average sale price last month was $970,000 while the median price (the home that sold in the middle) was $800,000.
Condo & Town Home Sales down in dollar volume by just over 50% to $4,590,000 and unit sales were down by 45% to 7 homes sold. Our available inventory in this segment of the market is down by 13% to 77 available “attached” homes. This means our sales success ratio is the same as the detached market…9%.
Year to date our dollar volume is down 34% to $19,100,000 and our unit sales are down 13% to 31 condos or town homes sold so far this year.
The average sale price last month was $600,000 and the median price was $637,000.
Land Only Sales are up in dollar volume by 6% to $759,000 and unit sales are up 100% to 4 bareland properties sold in April. Our inventory in this segment of the market is up 16% to 151 lots available. This means our sales success ratio is well under 3%….year to date we are up 184% in dollar volume to $7,700,000 and unit sales are up 50% to 12 lots sold this year so far. The average sale price last month was $190,000.
The YTD dollar volume is a little skewed by a 10+ acre waterfront sale for $3,400,000 that occurred in March.
As mentioned, there was a bump in activity over the past two weeks that belies the falling trajectory one gets from the analyzing the numbers. Keep following and we’ll let you know if this extra activity is sustained…or not.
