Spring price shift favours home buyers
Sunshine Coast Real Estate Sales Statistics for March 2026
Overall, the market is as one might expect with the war in the Middle East, the resulting push on inflation (especially fuel) and the accompanying chaotic politics. Let’s see how March fared:
Detached Home sales were down in dollar volume by 16% to $30,000,000 and unit sales were up by 3% to 32 homes sold. Our available inventory is up 4% to 380 available homes. This means our sales success ratio, the amount of sales versus the available inventory, is 8.5%…well in to buyer’s market territory.
The year to date is down 32% in dollar volume to $69,150,000 and down 25% in dollar volume to 74 homes sold this year.
The average price for a home last month on the Coast was $934,000 while the median price (the home that sold in the middle) was $839,000.
Condo and Townhome sales were down in dollar volume by 41% to $4,050,000 and unit sales were up 10% with 10 units sold. Our available inventory in this segment of the market is down 15% to 71 available homes for sale. This means out sales success ratio is 14% pushing the attached market into balanced territory.
The average price for a townhome or condo last month on the Coast was $500,000.
Year to date we’re are down in dollar volume by 7% to $14,500,000 and unit sales are up 8% to 24 sold this year.
Land only sales are up 370% in dollar volume to $3,900,000. This is due to an 11 acre waterfront sale for $3,400,000…That was one of three sales in the land only market last month. It’s also interesting to note the property was originally asking 4.2 million 237 days ago.
I am actually quite optimistic that, within the context of war, inflation, high fuel cost and an ongoing realignment of the global order we are seeing home prices coming down to more manageable levels for most buyers. The latter portion of that statement means the market is strong with buyers and sellers willing and able to transact.
For Sellers: make sure you cleared all obstacle to sale. This means preparing your home to be show ready and dealing with any deferred maintenance BEFORE coming to market. Depending on your personal needs and goals, Jon and I can advise on pricing strategy!
For Buyers: make sure you have a pre-approved mortgage in hand! The lower end of the market (under $900k) is actually moving along quickly. In that segment of the market, properties are entering the market well priced and open to offers. As we move beyond that price point and in to the $1-2 million range there is much more to choose from, and in some cases, good discounts to be had.
