Sunshine Coast Real Estate Snapshot for January 2026

As we begin another year of buying and selling homes on the Sunshine Coast we see the detached market is a little bit slow out of the gate and the townhome/condo market (and even the land only market) are showing some early success!  Let’s see how it breaks out:

Detached home sales were down 44% in dollar volume to $14,550,000 and down 41% in unit sales to 17 homes sold in January 2026.  Our inventory in this segment of the market is even with last year at 289 available homes. This means our sales success ratio (the amount of sales versus the available inventory) is just under 6% making it a buyer’s market in January.

The funny thing about January stats is the Year To Date stats are exactly the same. I’m a little surprised at these results because we are seeing quite a bit of “hop” in the market with day to day busy-ness, listing inquiries and showings booked.

Condo and Townhome sales are up 30% in dollar volume to $5,850,000 and unit sales are up 37.5% to 8 homes sold.  Our inventory in this segment of the market is down 16% to 57 available condos or town homes for sale.  This puts our sales success ratio at 14%….just past the mark for a seller market.

Land only sales are up 6% in dollar volume to $904,000 and up 33% in unit sales to 3 barelandproperties sold in January.  Our inventory in this segment of the market is up 12% to 122 lots available. Our sales success ratio continues to be in the low single digits here.

January is a little early in the year to be making any definitive predictions.  Jon and I have noted the macro market to be cashing in dollars for hard assets.  USD is quickly becoming a hot potato and being sold for “harder” assets like gold and silver (and even crypto despite the recent severe drop in values there).  Wealth is looking for somewhere it can maintain it’s hedge against inflation.  Guess what, real estate is a hard asset that does very well against debasement and is an excellent medium and long term hedge against inflation.  For more market intelligence reach out to Russ and Jon and we’ll “show you how to get here”.
