The Sunshine Coast market is heating up: Here’s what you need to know
July 2026 Market Summary
Real estate sales on the Sunshine Coast for the month of July enjoyed a big bump in sales volume over the previous month! All three segments of the market, detached homes, condos and townhomes and bare land experienced significant improvement in sales. Let’s see how each segment of the market breaks out:
Detached Homes
Detached sales were up in dollar volume by 41% to $52,450,000 and unit sales were up 21% to 51 homes sold in July. Our available inventory is down 8% to 494 available, detached, homes for sale. This means our sales success ratio (the amount of sales versus the available inventory) is just over 10% keeping us in a balanced market. Interesting to note: there were 3 sales over $2,000,000 last month.
Year to date we are still down in dollar volume by 6% to $268,000,000 and unit sales are down 8% to 255 homes sold in 2026.
The average price for a home in July was $1,028,000 while the median price, the home that sold in the middle, was $969,000.
Condos and Townhomes
Condo and Town Home sales are up 62% in dollar volume to $6,650,000 and up 64% in unit sales to 11 homes sold in July. Our available inventory is down sharply by 24% to 84 available homes. This means our sales success ratio for this segment of the market is 13% putting us well into a balanced market last month.
Year to date we are up in dollar volume by 4% to $35,400,000 and up by 8% in unit sales to 57 homes sold in 2026.
The average price for a town home or condo in July was $563,500 while the median price was $505,000.
Vacant Land
Land only sales are up in dollar volume by 30% to $780,000 and unit sales are up to 3 bare land properties sold. Our available inventory is down 5% to 154 lots available.
Year to date we are up 192% in dollar volume to $15,000,000 (this is due to several large and/or boutique properties selling in the range of 2 – 3.5 million) and up 71% in unit sales to 24 lots sold in 2026.
The average price for a lot in July was $260,000.
What This Means for Buyers and Sellers
If you are selling your fully detached home or condo-townhome property, the key to this market is making sure you have a ready-made situation for a buyer to move into. This means tackling any deferred maintenance and making sure you don’t leave anything to the buyer to do. If you do, you will lose more through a low offer than you would by replacing that appliance, painting that room, fixing that window etc yourself. Land only sellers should be asking a very sharp price and should still expect to be on market for a significant amount of time.
There are bright spots in this market for both buyers and sellers, however there are also some things to watch out for.
Sellers: expecting the price your neighbour achieved two years ago is not in the cards so lower your expectations.
Buyers: thinking you’re going to automatically get 10% off anything you see is also fallacy. Prices generally reflect present value.
