A volatile start to real estate activity on the Sunshine Coast BC
Sunshine Coast Real Estate Sales Statistics for December 2024
Detached home sales on the Sunshine Coast BC in December were strong, helping to end the year on a very positive note for that segment of the market. Condos and Townhomes and bare land are less positive but still showing healthy movement. Let’s see how it breaks out:
Fully Detached Sales were up 107% in dollar volume to $40,900,000 and up 59% on units sales to 35 homes sold in the month of December. Our available inventory is up 8% to 290 detached homes. This means our sales success ratio (the amount of sales versus the available inventory) is 12% putting this segment of the market into balanced territory.
Year to date we see a 18% increase in dollar volume to $503,500,000 and a 20% increase in unit sales to 462.
The average home price last month was $1,167,000. The median sale price (the home that sold in the middle) was $1,010,000.
Condo and Town Home Sales were down by 15% to $2,300,000 in dollar volume and down 20% in unit sales to 4 homes sold. Our total inventory is up by 20% to 61 available units. This means our sales success ratio for December was 6.5% putting this segment of the market in buyer’s hands.
Year to date we are down 10% in dollar volume to $70,000,000 and down 11% in unit sales to 49 homes sold in 2024.
The average price for a condo or town home last month was $540,000 while the median price was in and around $500,000.
Land Only Sales were down 42% to $540,000 and unit sales were even at 2 lots sold in December. Our total inventory is up 16% to 114 available units. Therefore the sales success ratio is around 1.5%.
Year to date we are down 26% in dollar volume to $28,000,000 and unit sales are up 14% to 55 lots sold.
The average price for a lot in 2024 was $510,000.
