End Of Summer Puts A Damper On Homes Sales Across The Sunshine Coast BC

August tends to be a month where home-buyers and -sellers alike are taking in the last of what summer has to offer like vacations, gardening and family activities at the beach. It’s not unusual to see a dip in real estate activity on the Sunshine Coast and we should see an upswing in September.

 

Let’s see how August 2015 played out for real estate sales on the Sunshine Coast BC.

Sunshine Coast Homes for Sale

 

Dollar volume sales totalled $29,323,999 down from $40,450,832 in July along with unit sales of 62 this month compared to 81 units last month.

 

The average price of a detached home on the Sunshine Coast BC was $472,967.

 

With the dip in sales for the last month of summer the sales success ratio of 11.3% moved us back into a buyer’s market.

 

Year to date detached market – everything is up, up, up!

 

Dollar volume sales jumped to $232,337,811 from $163,518,895 up 42% over 2014 along with a 29% rise in unit sales to 488 in 2015 from 376 in 2014.

 

Condos and Townhomes

 

Finally! We’re coming out of the doldrums of 2014 attached market of condos and townhomes.

 

But, we’re not out of the woods yet!

 

Sellers of condos and townhomes need to sharpen their pencils and reduce those asking prices….! The attached market, despite what you may glean from media sources, is not anywhere close to the brisk sales of the detached market.

 

Unit sales remain even at 8 units while dollar volume dropped from $2,462,000 in July to $1,175,452 in August with an average price $ 299,750. The sales success ratio was 5.8% which puts us firmly in a buyer’s market for attached homes on the Sunshine Coast.

 

Year-to-date dollar volume sales almost doubled compared to last year at the same time up 97% from $8,428,457 to $16,684,873 similarly, unit sales growth of 81% up from 31 units sold in Aug 2014 to 56 units in 2015.

 

Land for Sale

 

Although some land sellers are waiting and waiting for an offer the numbers are quite encouraging. We should see a steady increase in sales over the next year or two so hang in there.

 

If you are selling a building lot in town then simply make sure you have a competitive price. Ambitious pricing for those bare land offerings will result in you waiting for a sale for years, possibly.

 

If you own a large acreage then settle in for the long haul but if you want to sell this year or next then slash your price today!!

 

Land only dollar volume sales was up to $3,086,895 from $1,686,750 in July. Unit sales more than double from last month moving from 7 to 15 units this month. The average price of a piece of land on the Sunshine Coast was $205,793 in August and your changes of selling were 3.4% for every 100 buyers.

 

Year-to-date dollar volume sales climbed from $33,905,447 up 256% from August 2014 with unit sales up 133% to 98 units this month from 42 units in Aug 2014.

 

All in all, the main drivers for sales on the Sunshine Coast are affordability and lifestyle.

 

For the price of a ferry commute you can enjoy asking prices of less than half of what is being charged in Vancouver and even up to 75% less depending on the area compared to waterfront in West or North Vancouver, for example.
