Homes sales jump on the Sunshine Coast
Sunshine Coast Real Estate Sales Statistics for February 2025
The first few months of 2025 are showing quite a bit of “hop” in the detached homes market. Condos, townhomes and bare land are another story….here’s how things break out:
Fully Detached Home Sales
Fully Detached Home Sales were up 32% in dollar volume over last year at this time to $40,100,000 and unit sales are up 25% to 39 homes sold. Our available inventory is up 10% to 289 homes available. This means our sales success ratio (the amount of sales versus the available inventory) is 13.5% putting in balanced territory.
Year to date we are up 19% in dollar volume to $66,350,000 and up 30% in unit sales to 68 homes sold so far in 2025.
The average price for a home this past month was $975,000 while the median price (the home that sold in the middle) was $875,000.
Condo and Townhome Sales
Condo and Townhome Sales were down in dollar volume by 24% to $3,665,000 and up by 12.5% in unit sales to 8 homes sold (the difference of 1 sale from this time last year). The available inventory is up 39.5% to 71 available listings. Therefore our sales success ratio in this segment of the market is 11% pushing it to a buyer’s market.
Year to day we are down 10% in dollar volume to $8,700,000 and down 24% in unit sales to 13 homes sold so far in 2025.
The average cost of a condo or town home last month was $660,000 while the median cost was $577,000.
Land-only Sales
Land-only Sales are typical for this time of year (verrrrry slooooowwww) with 2 small sales for a total of $317,500 on dollar volume. Bareland sellers will have to show some patience as we move into our busier spring cycle here on the Coast.
Year to date we are down significantly from last year with only 4 sales compared to 11 in 2024.
External Forces on our National Economy
Despite the externalities playing upon our national economy we find ourselves with a healthy detached market and condos and townhome sales activity getting better.
Buyers are enjoying much lower interest rates than in the past year or so and even a settling of prices. Most folks can only hold off a buying decision “so long” and then it’s time to jump in.
