Real estate market slow down pegged on a lack of buyer confidence
Sunshine Coast Sales Statistics for April 2025
We are seeing the “Trump Economic Plan” play out in many ways with folks being less confident in the near future and having a pronounced effect on our annual sales cycle here on the Coast. With the detached and land only segments of the local real estate market showing less activity than last year. Let’s see how it breaks out:
Fully detached sales are down in dollar volume by 17% over last year to $45,250,000 and unit sales by 18% to 41 homes sold in April. Our available inventory is up by 15% to 455 homes for sale. Therefore, our sales success ratio, the amount of sales versus the available inventory, is 9% seemingly putting the market in the hands of buyers.
Year to date we are dead even with 2024 with dollar volume at $147,500,000 and up 2% in unit sales to 140 homes sold in 2025 so far.
The average sale price last month was $1,100,000 and the median sale price was $966,000.
Condos and town homes sales are up in dollar volume by 8% to $9,300,000 and unit sales are down 7% (one unit) to 13 homes sold in April. Our available inventory is up by 27% to 89 available condos and town homes for sale. Therefore, our sales success ratio is 14% making this segment of the market balanced.
Year to date we see that dollar volume is up 4% to $24,900,000 and unit sales are actually down 5% (two sales) to 35 homes sold in 2025 so far.
The average price for a condo or town home last month was $725,000 while the median sale price was $700,000.
Land only sales are down minimally in dollar volume by 5% to $710,000 while unit sales are the same with 2 lots sold in April. The available inventory is up by 6% to 130 available properties. Our sales success ratio remains steady in this segment of the market at 1-2%. Year to date we are down 74% in dollar volume to $2.700,000 and unit sales are also down by 60% to 8 lots sold in 2025 so far.
Buyers for detached homes are still steady, but a measurable portion of that market is waiting for some kind of consistency coming from the stock markets, depending entirely on USA’s economic policies moving forward. Generally, the slow down can be pegged to a lack of confidence. Those who need to buy or sell are continuing to do so albeit with some different strategies in play to realize success.
The attached home market is gaining ground mainly due to price point. This segment of the market is consistent with last year’s results to this point.
Land only sales, while consistently slower, are even more so. Great deals and “trophy” properties are having the best chance to sell. Key for sellers in this segment of the market will be patience.
