Homebuyer demand propelling the residential real estate market, sidelining investment and speculation buying for now
Sunshine Coast Real Estate Sales Statistics for May 2025
Sales are down slightly overall on the Sunshine Coast, both from this month last year and for the year to date. The bright news is that we are doing quite a bit better than last week. Jon and I are seeing folks step up and make offers/purchases on several of our listings and we are also seeing good action in the under one million range and, perhaps surprisingly, at the higher end too. Lets see how things break out:
Fully detached sales were down by 8% in dollar volume to $51,300,000 and dead even with last year for unit sales at 51 homes sold. Our total inventory is up 18% to 514 available homes for purchase. This means our sales success ratio (the amount of sales versus the available inventory) is just shy of 10% putting at the low margin of a balanced market.
Year to date we see much the same with dollar volume down 1% to $199,000,000 and unit sales up 1% to 191 homes sold so far in 2025.
The average price for a home on the Coast last month was $1,005,000 while the median was median sale price (the home that sold in the middle) was $869,000.
Condo and Town Home sales were down by 16% in dollar volume to $4,000,000 and unit sales were down 11% to 8 homes sold in May. Available inventory is up 27% to 97 available homes for sale. This means our sales success ratio for this segment of the market is 8% putting it, statistically, in the hands of buyers.
Year to date we see that dollar volume is dead even at $29,900,000 in dollar volume and down 6% in unit sales to 43 homes sold.
The average price for a condo or town home last month was $670,000 while the media price was $540,000.
Land only sales are down 79% in dollar volume to $1,000,000 and unit sales are down 71% to 2 land only properties sold in May. Inventory here is up 14% to 141 available property’s for sale. Year to date this segment of the market is down 75% to $3,750,000 and down 62% in unit sales to 10 properties sold in 2025.
It would seem that the land only market, being the most speculative, whether you are an end consumer or investor is the most affected by the economic plan being engaged by our neighbours to the south. If you’re selling land only be strategic with your price and understand who your seller is!
The average price, year to date, for land in 2025 is $375,000.
All in all, things continue to move along. Folks are buying and selling and living life. Jon and I find the end consumer demand is driving the present housing market on the coast with investment and speculative buyers sitting out for now.
