Sunshine Coast Real Estate Snapshot for September 2025
The market is a bit up and down recently. For example, while detached sales are up over last year (by 1% total) we are down from last month…which was up from the month before. With condos and townhomes we’re up from last year but down from last month for units sold….lets see how this breaks out:
Detached sales were up in dollar volume by 35% to $51,350,000 and units sales were up 10% to 42 homes sold in September. Our inventory is up 4% from last year to 491 available detached homes. Therefore our sales success ratio (the amount of sales versus the available inventory) was 7% making this a buyers market.
Year to date we are up 1% in dollar volume to $389,425,000 and up 6% in unit sales to 371 homes sold in 2025.
The average cost of a home last month was $1,222,000 while the median cost, the home that sold in the middle, was $1,020,000.
Condo and Town Home sales were up in dollar volume by 34% to $6,400,000 (one assignment sale at the new, as yet to be occupied, Eagleview Heights development sold for right around $1,500,000) and unit sales were up 22% with 9 total sold in September. Our present inventory in this segment is 104% to 102 available homes. Therefore our sales success ration for this segment of the market is 8.5% making it a buyer’s market.
Year to date we are down in dollar volume by 11% to $46,350,000 and unit sales are down 13% to 71 homes sold so far in 2025.
The average cost for a condo/town home last month was $725,000 while the median cost was $643,000.
Bareland sales are continuing to be sluggish with dollar volume down by 25% to $2,675,000 and unit sales down 42% to 4. The available inventory is 168 available properties. Up 43% from this time last year.
Year to date we are down 65% in dollar volume to $9,050,000 and down 58% in unit sales to 21 lots sold this year so far.
On the ground, we are seeing relatively large price shifts after giving the high list price option a good try. At this point sellers are better to adjust to the present day market value out of the gate rather than try “yesterday’s” potential value. Especially for those needing to sell to make their next move.
Buyers are seeing a lower interest rate and more mortgage choices. It is still super important for buyers to get preapproved for their financing before beginning the house hunt!
