Late summer real estate market on the upswing

Sunshine Coast Real Estate Sales Statistics for August 2025

It sure felt like our usual sleepy summer month of August but, looking at the stats, we are maintaining equilibrium with our previous years’ sales levels! Let’s see how this breaks out:

Fully detached sales were down 1% in dollar volume to $51,250,000 and unit sales were up 15% to 51 homes sold in August. Our total, available inventory rose 9% to 507 homes for sale.  This means our sales success ratio (the amount of sales in the month versus the available inventory) is around 10% leaning us toward a buyer’s market.  

Year to date we see we are down in dollar volume by 2% to $338,100,000 and up in unit sales by 5% to 329 homes sold so far in 2025.  

The average price for a home last month jumped to $1,185,000 while the median sale price was $925,000.  

Condo and Townhome sales were down in dollar volume by 3% to $5,800,000 and unit sales were up 10% to 10 homes sold in August.  Our total, available inventory is 30% to 107 homes for sale.  This means our sales success ratio is just under 10% making the condo and town home segment a buyer’s market.  

Year to date we are down 16% to $40,000,000 and unit sales are down 32% to 62 homes sold so far in 2025.  

The average price for a condo or town home last month was $564,500 while the median sale price was $535,000.

Land only sales were down in dollar volume to $1,260,000 last months with unit sales at 3 lots sold.  Our total, available inventory in this segment of the market is up 16% to 159 properties.  

Year to date we are down 71% in dollar volume to $6,400,000 and unit sales by 60% to 17 lots sold in 2025.

The average price of the 3 sold properties last month was $420,000.

As evidenced by these stats I would posit that the detached market is in a very healthy state.  Price and showability are the two most important factors here.  Condos and townhomes are dealing on price point as the main selling factor.
