Sunshine Coast real estate eases into typical summer pace in July
Sunshine Coast Sales Statistics for July 2025
Overall, the market is doing its “summer thing”. That is, slowing down from a transactional point of view. Of course, this is coupled with the continued economic uncertainty originating in the USA. Year to date, the detached market is very close to last year. Condo, townhome and land only sales continue to suffer the present conditions. As an aside, it’s worth noting that across all property types, on the Sunshine Coast, prices remain at the highs of 2021, however the present inventory levels have tripled since that time. Let’s see how this breaks out:
Fully detached sales – are down 26% in dollar volume to $37,200,000. Unit sales are down only 4% to 42 homes sold last month. Our available inventory is up 11% compared to last year at this time. We now have 540 available homes for sale. This means our sales success ratio (the amount of sales versus the available inventory) is 8%. This puts the market, statistically, in the hands of Buyers.
Year to date shows we are down just 2% in dollar volume to $287,000,000 and up 4% in unit sales to 278 homes sold in 2025 so far.
July’s average sale price was $885,463 while the median sale price (the home that sold in the middle) was $846,000.
Condo and Town home sales – were down in dollar volume by 14% to $4,125,500 and unit sales were down 12% to 7 homes sold in July. Our available inventory has increased by 21% to 110 available homes for sale. This means our sales success ratio is 6% putting this segment of the market firmly in the hands of Buyers.
Year to date we are down in dollar volume by 14% to $37,100,000 and down in unit sales by 21% to 52 “attached” homes sold so far in 2025.
July’s average sale price was $579,000 while the median sale price was $530,000.
Land only sales – were down in dollar volume by 80% to $600,000 and unit sales by 85% to 1….our inventory is up 21% to 163 available properties.
Year to date we are down 74% in dollar volume to $5,120,000 and down 63% in unit sales to 14 lots sold in 2025 so far.
So far this year the average price is $366,000 while the median price was $398,000.
All in all the market reflects the general malaise in the economy. Folks are still buying and selling. The “right” home or property can sell quickly and for close to asking if there is a buyer looking for that “just right” match up. Otherwise, it may take some time.
